As-Salihin Trustee Berhad Anjur Majlis Berbuka Puasa

Sempena bulan Ramadan yang mulia ini, as-Salihin Trustee Berhad mengadakan Majlis Berbuka Puasa bersama-sama anak-anak yatim dan waris-waris harta pusaka yang sedang ditadbir di Kompleks Tabung Haji, Kelana Jaya, Selangor.

MAJLIS Berbuka Puasa itu diadakan bagi mengeratkan ukhwah dan silaturrahim di antara kakitangan as-Salihin Trustee Berhad bersama waris-waris serta meraikan anak-anak yatim membabitkan kehadiran seramai 160 orang.

Para jemputan terdiri daripada waris-waris harta pusaka dan 40 orang anak-anak yatim daripada Pertubuhan Kebajikan Ar-Rahmaniah, Rasa Hulu Selangor. Hadir sama Pengerusi as-Salihin, Tun Dato’ Dr Mohd Salleh Abas.

Majlis Berbuka Puasa yang diadakan merupakan pengisian program dalam bulan Ramadan Al-Mubarak dan merupakan acara tahunan, malah kesempatan ini turut memberi peluang kepada as-Salihin untuk menyumbang kembali kepada masyarakat terutamanya anak-anak yatim serta insan yang kurang bernasib baik.

Ketibaan tetamu seawal jam 6 petang dimulakan dengan Bacaan Yassin dan Tahlil serta penyampaian sumbangan kepada 40 orang anak-anak yatim yang diraikan.

Anak-anak yatim ini telah menerima sumbangan terdiri daripada beg sekolah dan duit raya. Selain itu, as-Salihin dengan bantuan para penderma telah berjaya mengumpulkan sejumlah wang sebanyak RM7,000 sebagai sumbangan kepada Pertubuhan Kebajikan Ar-Rahmaniah dan telah disampaikan oleh Abdul Aziz Peru Mohamed, Presiden/Ketua Pegawai Eksekutif as-Salihin.

Sementara itu, salah seorang waris, NurSolehah, 25 tahun yang kehilangan ayah tahun lalu berasa syukur kerana arwah ayahnya sempat berwasiat.

“Dengan adanya dokumen Wasiat yang sah dan perlantikan asSalihin Trustee sebagai Wasi untuk mentadbir harta pusaka arwah ayah. Jika tiada AsSalihin, memang saya tidak tahu bagaimana caranya untuk melaksanakan pusaka arwah. Lagi pun, adik-adik masih kecil lagi dan saya pula baru tamat kursus pengajian tinggi,” katanya.

Honda Sensing Satu Kelebihan Pada CR-V Baharu – Pandu Uji

PERBEZAAN paling ketara ialah model ini dilengkapi dengan sistem keselamatan aktif termaju iaitu Honda Sensing yang memberi amaran mengeluarkan bunyi dan nyalaan lampu oren pada panel meter kepada pemandu sekiranya kereta ini dipandu terlalu rapat dengan kenderaan dihadapan.

Sistem LKAS pula, ia akan melaras semula arah stereng (menerusi sistem stereng kuasa bantuan elektrik) untuk memastikan kenderaan kekal pada lorongnya.

Sistem ini menggunakan kamera yang diletakkan pada sisi kenderaan bagi mengesan tanda-tanda pada permukaan jalan raya sebagai penderia untuk mengesahkan kedudukannya.

Sistem RDM pula beroperasi ketika kenderaan dipandu pada kelajuan 72 km/j hingga 180 km/j. Ia akan diaktifkan sekiranya kenderaan menghampiri sisi jalan, di mana roda stereng akan bergetar untuk untuk memberikan amaran kepada pemandu agar mengekalkan kedudukan kenderaan pada lorong.

Sekiranya pemandu tidak membuat sebarang tindakan dan kenderaan mula keluar dari lorong, sistem VSA akan diaktifkan untuk mengembalikan kenderaan pada kedudukannya.

Ciri Honda LaneWatch adalah satu-satunya ciri yang dipadankan bagi varian tertinggi. Ciri ini berfungsi memaparkan imej pada titik buta sebelah kiri pemandu yang dipaparkan terus pada skrin LCD ditengah-tengah papan pemuka. Ia dibantu sebuah kamera kecil pada cermin sisi kiri.

Sebagaimana model baharu CR-V lain, varian tertinggi ini dilengkapi enjin 1.5 Liter 4 silinder, 16 injap, DOHC VTEC Turbo yang mampu menghamburkan kuasa sehingga 193 hp pada 5,600 rpm dan tork 243 Nm pada 2,000 rpm.

Meskipun menggunakan enjin yang sama dengan Honda Civic varian Turbo, sebenarnya CR-V ini telah diberikan talaan yang berbeza disebabkan faktor saiz dan bentuknya. Honda Civic menyalurkan kuasa 171 hp pada 5,500 rpm dan tork 220 Nm pada 1,700 rpm.

Bagi enjin turbo ini, ia ditawarkan dengan tiga varian; 1.5TC-P 2WD yang merupakan varian tertinggi, selain 1.5TC AWD dan 1.5TC 2WD. Selain itu, ia hanya menawarkan satu enjin Naturally Aspirated (N/A) yang diletakkan sebagai varian paling asas iaitu 2.0L 2WD.

Varian turbo turut didatangkan dengan dua corong tip ekzos krom seperti mana yang turut ditampilkan pada model Civic turbo 2016, manakala ekzos tunggal untuk varian 2.0 N/A.

Bahagian luaran CR-V terbaharu ini tidak perlu dinafikan tampil dengan imej dan rekaan lebih besar serta tegap berbanding model terdahulu. Ini turut diakui rakan penulis yang mengatakan model terbaharu ini ‘sudah lengkap’ dan tidak perlu diubahsuai dengan ciri tambahan lain.

Padanan lampu utama projektor dinamik LED turut memberikan kelebihan buat CR-V 2017 ini dan varian tertinggi, 1.5TC-P 2WD menerima Advanced LED sepenuhnya selain disertakan dengan Auto High Beam dan Active Cornering Light.

Selain pada lampu utama, Honda turut memilih teknologi LED bagi lampu nyalaan siang, lampu isyarat membelok, lampu belakang dan lampu brek bagi semua varian.

Untuk varian tertinggi 1.5 TC-P, dihadirkan dengan pintu bonet belakang berkuasa, dan butang kawalan operasi bagi lain-lain varian.

Perubahan ketara turut dilakukan pada kabinnya apabila bahagian panel papan pemukanya menerima sentuhan gaya yang lebih elegan dengan penggunaan material kulit sentuhan lembut berwarna hitam dengan kekemasan kayu menjadi pilihan bagi varian turbo manakala tona perak untuk varian 2.0L 2WD.

Konsol ditengah-tengah kerusi hadapan amat luas dan mampu memuatkan pelbagai barangan termasuk tablet bersaiz standard atau bagi wanita tentunya beg tangan.

Ciri standard ditawarkan bagi Honda CR-V ialah panel instrumen LED, brek parkir elektronik dan penahan brek auto, pendingin hawa auto dwi-zon dengan corong pendingin hawa untuk tempat duduk belakang, kemasukan tanpa kunci, butang Push/Start dan skrin sesentuh audio tujuh-inci bersama Apple CarPlay dan Android Auto serta lapan-pembesar suara.

Bukan itu sahaja, kesemua varian turut menerima tempat duduk separa kulit bersama lapan-talaan kuasa untuk pemandu dan empat-talaan bagi penumpang hadapan. Enam beg udara keselamatan turut dipadankan pada model ini.

Bagi model yang dipandu uji Prebiu.com kali ini, bahagian kargo CR-V ini berkapasiti 522 liter dan mampu mencecah sehingga 1,084 liter sekiranya tempat duduk barisan kedua dilipat rata, iaitu 250 mm lebih luas berbanding model terdahulu.

Model ini juga dilengkapi dengan Walk Away Auto Lock, di mana kenderaan boleh dikunci sendiri apabila pemandu (atau yang menyimpan kunci kenderaan ini) berjalan dalam jarak 1.5 meter dari kenderaan ini. Sistem ini sama seperti yang ditampilkan pada Civic 2016 namun sedikit kecewa tiada sistem penghidup pendingin hawa dari alat kunci kawalan jauh.

Kesimpulannya

Memandu uji model varian tertinggi 1.5TC-P 2WD ini amat menyeronokkan kerana enjinnya bukan sahaja cukup responsif tetapi merasakan seakan memandu kereta dengan enjin berkuasa 2.4 liter.

Walaupun saiz badannya kelihatan besar dan berat, SUV popular ini seakan tidak memberikan masalah untuk memecut laju di lebuh raya atau dipandu sebagai kenderaan harian ke tempat kerja.

Honda turut mendatangkan sistem yang mengembalikan kepekaan pemandu yang digelar ‘Driver Attention Monitor’. Sekiranya sistem ini mengesan pemanduan terganggu yang mungkin disebabkan pemandu mengantuk, ia akan mengeluarkan bunyi dan indikator pada skrin informasi.

Tahap penggunaan bahan api juga boleh diberikan pujian dan Honda CR-V 1.5L Turbo diiktiraf sebagai Kenderaan Cekap Tenaga (EEV) sekali gus menawarkan penggunaan minyak lebih cekap iaitu dengan catatan 7 Liter per 100km.

Kini selepas lebih 20 tahun, model terbaru CR-V yang sudah memasuki generasi kelima tampil dengan reka bentuk serba baru dengan padanan ciri teknologi terkini.

Ferrari’s V8 Takes Its Fourth Consecutive International Engine & Powertrain Of The Year Award

The 21st edition of the International Engine & Powertrain of the Year has seen Ferrari triumph again, taking the overall title with its 720-cv, 3.9-litre V8 for the fourth year running, a feat never achieved by any other engine in the history of the awards.

The 3902 cc V8 engine that powers the 488 GTB, 488 Spider, 488 Pista and 488 Pista Spider took the overall honours and also the Performance Engine award.

With this year’s change from capacity categories to power output categories, to ensure a fairer judging of hybrid powertrains, Ferrari’s V8 took a further two categories: the same engine was voted the best power unit over 650 PS, while the 3855 cc version that powers the Portofino (with 600 cv) and GTC4Lusso T (with 610 cv) was awarded the 550 to 650 PS category.

As a result, this year’s ceremony in Stuttgart, Germany saw Ferrari’s tally of International Engine & Powertrain of the Year awards rise to an impressive 31.

Yayasan Tan Sri SM Nasimuddin Visits Children’s Cancer Ward And Old Folks Home

Yayasan Tan Sri SM Nasimuddin, the CSR foundation of Naza Group of Companies, visited an old folks’ home and the Children’s Cancer Ward in Hospital Kuala Lumpur over the last few days to spread cheer during the Ramadhan month.

IN the last week, the foundation’s volunteers visited Pusat Jagaan Al-Fikrah old folks’ home in Kajang to make the month of Ramadhan more meaningful for them.

Hektar REIT Reviewing Portfolio Anchor Strategies

Hektar Asset Management Sdn Bhd, the Manager of Hektar Real Estate Investment Trust (Hektar REIT) announced that Hektar REIT has achieved RM33.3 million in Gross Revenue for the first quarter ended March 31, 2019, down 1.8% from the corresponding period in the previous year.

THE Net Property Income (NPI) for the quarter reached RM18.6 million. The slight dip in results is due to the ongoing anchor strategy review of the portfolio.

“Hektar is reviewing the anchor strategies of the portfolio”, announced Hektar Asset Management Chief Executive Officer, Dato’ Hisham Othman.

“As part of our transformation plan and overall strategy, we are reviewing anchor and mini-anchor participation as catalysts for the portfolio”, continued Hisham.

“Mini-anchors are typically brands or tenants which can bring in traffic or serve as magnets for other specialty retailers. The challenge is that they are usually sizable tenants that pay lower rent.

However, the end result is that mall benefits financially in the long run through improvements in traffic and consumer spending, resulting in a positive upward cycle. We may go through a dip in performance, so this strategy requires patient execution”, said Hisham.

Hektar REIT’s portfolio occupancy dipped to 90.8%, with all malls recording slight declines except for Segamat Central which edged up in the last quarter. Overall portfolio rental reversions were negative 4.2% for the quarter with a mixed set of numbers. Segamat Central was once again the exception with positive rental reversions of 57.5%, followed by Wetex Parade with 50.8% and Kulim Central with 12.9%.

“Segamat Central was the first mall in our portfolio to undergo an anchor change in late 2018. The new supermarket TF ValueMart has been a hit with locals, resulting in improved traffic.

This has stimulated retailer interest in Segamat Central, which has led to this impressive quarter with a 57.5% increase in rental reversions”, said Hisham, adding, “We hope this continues to stimulate retailer interest in the northern Johor market”.

Both Segamat Central and Wetex Parade (Muar) are located in northern Johor. “Wetex Parade had a good quarter with rental reversions up 50.8%. This follows the revitalisation of the Classic Hotel next door, which was refurbished and reopened in December 2018 and also the opening of a new mini-anchor, MR. D.I.Y. For Central Square, we opened our food court brand, Seleria, which has been popular in Mahkota Parade and Kulim Central.

Finally, we are reviewing Subang Parade and Mahkota Parade’s anchor strategies. Both are the largest contributors to the portfolio resulting in the negative dip in performance this quarter as both suffered negative rental reversions.

For Subang Parade, we are working closely with securing a new supermarket anchor, which we expect will greatly stimulate retailer activity. For Mahkota Parade, we are also studying new mini-anchor catalysts.

We hope to make some major announcements later this year, so watch this space,” concluded Hisham.

Hektar REIT declared an income distribution per unit (“DPU”) of 1.93 sen for the first quarter ended 31 March 2019. The Book Closing Date is 11 June 2019 and the final distribution will be made on 10 July 2019.

Based on the closing price of RM1.14 on 31 March 2019, the annualised DPU for the year represented a DPU yield of approximately of 6.8%.

The MEGANE R.S. TROPHY-R was developed as a racing car in a very short time, by a small dedicated team that operated in agile mode by focusing on three aspects: maximum weight reduction (up to 130 kg compared to the Megane R.S. Trophy excluding options), reworked aerodynamics and a more radical development of its drive axles.

The result is truly breath-taking: on 5 April, 2019, the MEGANE R.S. TROPHY-R set a new officially approved record and reference time for the compact car segment of production cars on the Nordschleife of the Nürburgring, now a world-renowned race track and proving ground for cars and sports performance.

It covered the 20.600 km in 07’40’’100, and the official whole lap length of the Nordschleife 20.832 km in 07’45’’389.

The story of the Megane R.S. and the “Ring” has been going on for more than 10 years. It started in 2008 with the very first record in the front-wheel-drive production car category: Megane R.S. R26.R completed the lap in 8’17’’.

A time that was shattered 3 years later, in 2011, by the second generation Megane R.S. Trophy version, in the hands of the car’s driver-builder, Laurent Hurgon (8’07”97). In 2014, it passed under the 8-minute mark (7’54”36) for the first time with the Trophy-R version of the Megane III R.S.

He was also the one who drove the latest generation of MEGANE R.S. TROPHY-R to set this new reference time, in a chase for records in which gaining every second has become that much harder.

Nordschleife: a new official course length for lap times and records. Until this year, most of the lap times and so far unofficial records were registered on the 20.600 km course (start of lap time clocking at the end of the Nordschleife start/finish straight at T13, end of lap time clocking at the start/finish line at the beginning of the start/finish straight at T13).

From 2019, the official course formalized by the Nürburgring is the 20.832 km whole lap of the Nordschleife with start and end of lap time clocking at the start/finish line of the Nordschleife track. In this context, the Megane R.S. Trophy-R time is categorized in the compact cars class (only production vehicles with ECE approval without modifications).
