Sime Darby Property and partners Mitsui and Mitsubishi Estate, unveil first two tenants of build-to-suit industrial facilities in Bandar Bukit Raja
Sime Darby Property Berhad, Malaysia’s largest developer in terms of land bank and its partners, global trading and investment firm, Mitsui & Co., Ltd. and comprehensive property developer and operator, Mitsubishi Estate Co., Ltd, marked a significant milestone today with a ground-breaking ceremony for build-to-suit (BTS) industrial facilities at Bandar Bukit Raja Industrial Gateway.

The development will be undertaken by its joint venture company, SDMIT Development Sdn Bhd and is spread across 39 acres of prime land amidst a bustling industrial estate within the township of Bandar Bukit Raja. Bandar Bukit Raja Industrial Gateway is a build-to-suit, world-class facility that empowers global supply chain players with competitive advantage.
The first two tenants at Bandar Bukit Raja Industrial Gateway, Leschaco (Malaysia) Sdn. Bhd., a global logistics service provider and Senheng Electric (KL) Sdn Bhd, the leading consumer electronics chain stores in the country, were unveiled during the ceremony witnessed by Dato’ Teng Chang Khim, chairman of Selangor State Investment, Industry and Trade, Small and Medium Industries Committee.
Construction on the BTS facility for Leschaco (Malaysia) Sdn Bhd and Senheng Electric (KL) Sdn Bhd has been planned to begin simultaneously in November 2019. Both facilities have been planned on a combined land area of about 10 acres with build-up area of about 385,000 sq ft.
The build-to-suit facilities are the first-of-its-kind ready supply chain hub, with bespoke Grade A facilities, ready infrastructure that includes water, power supply and telecommunications, and is strategically located amidst Malaysia’s industrial heartland of Bandar Bukit Raja.

They are built to match the customer’s business requirement to realise efficiency of operation, offering flexible spatial designs for high degree of warehouse customisation, long lease options to optimise costs, and implements the latest technology to suit technical and operational needs, fuelling business growth.

The same sentiment was shared by KC Lim, Deputy Managing Director of Senheng Malaysia who said that as one of the leading consumer electronics chain stores in Malaysia, the company has a wide reach of customers through 100 stores spread across the country.
“Our business requires timely shipment of goods from warehouse to stores and to customers. Bandar Bukit Raja Industrial Gateway’s location close to major highways allows us to save on time, ensuring seamless movement of goods to complete our supply chain demand, while the flexibility in facility design allows us to determine our specifications to suit our warehousing needs.
These, coupled with personalised facilities, infrastructure and lease options, would also enable us to save on investment costs,” he said.
SDMIT is in active discussions with multiple parties for additional tenants of the development. It plans to grow its portfolio of BTS facilities and to enhance long term recurring income through future expansion.
